List of Delta's most expensive homes for sale includes these assemblies

Delta’s new Official Community Plan has encouraged a boom of real estate listings where the owners are hoping to get big dollars with potential land assemblies.

While various farm parcels for sale continue to be at the top of the list for the most expensive housing listings in the City of Delta, more residential zoned lots that are not large, luxury homes are starting to make that list because they have big lots or are part of assemblies.

Currently, according to Real Estate Weekly (REW), the most expensive Delta house in a residential and not rural area is a 6,329-square-foot home listed for $6,680,00 at 1160 Boundary Bay Rd, across the street from the Beach Grove Gold Club.

The next most expensive listed is a Ladner residential property that is an odd-shaped lot at 5642 Grove Rd., listed at $5,388,000. The property, which currently has a 56-year-old house that is 2,600-square-feet, is listed at 41,774-square-feet.

Highlighting the redevelopment potential, the listing notes how a buyer can “unlock the potential of this property in line with the government’s vision for increased housing and development in Delta—an excellent opportunity for those with a keen eye for future growth.”

A 4,985-square-foot house at 295 English Bluff Rd., listed at $4,388,000, is sandwiched on the list of most expensive Delta houses for sale between a listing in Ladner featuring a large lot and North Delta listings advertising potential large land assemblies.

Located across Delta Secondary, and listed at $4,600,000, the Ladner listing at 5080 45th Ave. has an over 3,800-square foot house on a 24,550-square-foot lot. The new OCP allows for townhouses and enabling up to 76 units per hectare, but the buyer needs to verify with the city, the listing notes  

Listed at $4,800,000, a 15,349-square-foot property with a 59-year-old house at 10292 River Road is described as a “canvas for investors, builders/developers” when combined with a neighbouring parcel for sale, also listed at $4,800,000. The listing is also described as having more lucrative land assembly potential in combination with four adjacent neighbouring vacant lots.

Priced at $4,250,000, a 1776-square-foot house on a 29,099-square-foot lot at 11797 84A Ave. is listed as “Developer & Investor Alert - Land Assembly with a great potential!” To be sold as part of land assembly, it is for sale with three adjoining residential properties, each also listed at $4,250,000, to form a potential 123,286-square-foot lot.

Meanwhile, other residential listings are part of land assemblies can also be easily found, particularly in North Delta.

One example is a property at 11867 86A Avenue, which currently has a 2,666-square-foot house that is 57 years old, sitting on a 7,474-square-foot lot, listed for $2.6 million. It must be sold with four other adjacent properties in a land assembly that would result in almost 30,000-square-feet of development area.

That listing goes on to note the property is located within 800 metres of a Transit-Oriented Area that allows up to six storeys in the new OCP. It also notes “preliminary drawings suggest the potential for around 110 units.”

The City of Delta last week issued a news release celebrating its housing progress in 2024, noting that a report “outlines significant efforts undertaken to align with changes to provincial legislation and create an environment that allows for community-enhancing development."
